Looking at a 2/1, 1,000 sq. ft vacation home that has been on the market for over 175 days. It was purchased for $225K in early 2022, renovated and listed back on the market in the fall of 2022 for $475K. The price was reduced to $415K a few months ago, and the home is still sitting. I like the home, but the price is still unrealistic. In general, what would be considered a lowball offer?

That’s going to be a tough one because the sellers are likely going to stand by their price even though it is no longer reasonable. Maybe start looking at other properties while that one sits for a while

I mean it depends how well the reno was done. You can offer whatever you want given that you actually believe that is the value. If they want to say no that is up to them.

But hey, even if you come in at say $350k and they say no, maybe you are setting up the next buyer to come through with a chance for a better deal.

After 5 years of lock-in that is November 2023, can i withdraw the entire amount at a time? (Of course after paying surrender charges)
