Made a huge mistake and didn’t read the fine print that I can’t use the down payment assistance program if I want to rent to roommates. I need to sign this document saying that I’m going to be the only resident living in the house. I don’t want to commit mortgage fraud and I’m young, is it a bad movie to withdraw $8k from my Roth IRA to replenish the $8k that I’d be forfeiting from the DPA? I’m expecting to have 3 roommates (est rent per room ($850-$1k) per month. Mortgage and utilities $2200

I’m seeing lots of posts about really bad losses. If you trade you’re going to lose money - hopefully not all the time, but many positions will be mistakes. But you need a process to find ideas and manage positions. Two books you should read are “The New Trading for a Livinng” and “The Laws of Trading.” Both look at psychology, process, and risk in different ways that can help you work out your own process. The next 18 months will be much harder than the last 18 - time to start learning.

Does anyone use a brokerage account instead of a checking account? Mine offers a fee free debit/atm card and free checks which I'd rarely use but starting to question whether it is worth maintaining my "big bank" checking account that requires a $1500 minimum balance.

I also have a local credit union checking/savings that I'd use if I need any services or to deposit cash and a HYSA that gets my paycheck, is used for mortgage and credit card payments, and to transfer to checking or investments.
