For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

So my fiancée and I are relatively late in terms of finally landing well paying jobs and being able to save money instead of living paycheck to paycheck. We’re both 36 and currently rent a 2 bedroom in NY and have a combined savings of $35,000 which she wants to use as a down payment on a condo. I kinda just wanna continue saving while renting. I also literally just started contributing to my 401K so I’m also late in the game for that too.

I have a client who needs a 401k, or a solo retirement account w loan options. When I was at UBS/Ameriprise, it was no issue but now it seems tougher to find a firm that does solo 401k as a RIA's.

Capital gains tax rate - I know there are diff rates (0/15/20) depending on income threshold but is the threshold based solely on “earned income” (i.e., wage)? In downtime, go through your notes and come up with questions by reperforming old work. Set up recurring question sessions with your team so you know what to do next time. Set up performance meetings even monthly because it’s hard to get a gauge on your performance

I’m currently an associate (no kids) in a very busy corp group (think 50-60 billable weekly). My wife works significantly less (currently part time, 10-15, but hopefully will be full time soon).
