My wife is a physician in residency and the two of us have started to think about buying a home in Massachusetts.

I’ve heard she might be eligible for some favorable mortgage programs designed for docs.

fwiw we both have 800 credit scores, so wondering how much better these programs might be compared to a traditional mortgage. Have any of you used these programs? Would you recommend any programs in particular?

Genuinely curious, why would there be mortgage programs/subsidies to help some of the most well paid and privileged populace out there?

I thought you were talking about state/local subsidies that would usually be for low income and/or BIPOC first time home buyers

Real estate prices are very high in Ma. The closer you are to Boston the higher the prices. I haven’t used the programs you are describing, but ANY resource should help.

I’ve heard of those, but shouldn’t her work or school or coworkers have some recos?

For you guys,is the interest details showing any amount in the EPFO member passbook? Or is it showing '0' like me(As seen in the photo below)?

Got offered 68k after 2 years as a contractor (62.5k) doing project management/business admin in a tech department at a Fortune 500 bank. I have an A.S degree and working on my bachelor’s/masters may 2024. I negotiated to 84k NYC. I have seen interns get offered 38 per hour (79k) for internship positions with a similar role.

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. From a financial standpoint in this market, which would be a better approach in Austin -

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Happy Holidays fishes!! I would love to hear some thoughts here..We bought our first home last year for 316K ( starter home) in MCOL city. The value is now over 400K and I have an equity of over 150K. We are thinking of moving to a different state.Should we rent this place ($2400/month) and with recent refinance my mortgage will be $1600/month(inclu pay all) or sell it to pull out equity for the new home in a different state? FYI: we have over 100K in cash to down payment.
