It’s not the best spot.

Start with actually budgeting and not increasing your debt. That is the most important part

Can you qualify for a 0% credit card with a balance transfer option? That would reduce the interest that’s likely piling up.

How much do you have in your 401k? How much debt do you have? How much can you contribute towards the debt to pay it down? All of this is important to understand before making a decision.

Yes, I would because interest rates will continue higher. Credit cards now have at least a 10% rate. Get rid of that increasing debt.

Taking a personal loan out with lower interest to replace the credit card debt would make sense. This would also help increase credit score by lowering credit card utilization. But this means the at you need to avoid letting the cards get big balances again

Question, if you pay off your house isn’t a 100k salary more than enough to sustain a good lifestyle? My goal has always been to payoff my mortgage then find a really easy analyst role to sustain my expenses. Assuming I’m a director/VP by the time my mortgage is paid off I’d probably be able to do an analyst 40hr week in like 10hrs. Esp at some of these low expectation companies. What do y’all think about this plan?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Happy to add more details as needed

Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.

Anyway I protect myself against the downside risk? (other than loosing my down payment)
