Is the moisture entering through the roof? Is it in a very humid location? I would look at things like - is the attic property vented, are vapor barriers installed properly, is the AC functioning properly and is the AC condensation draining properly. Do you have a basement? If the problem is roof leaks, have you tried going after the builder? If the source isn’t roof leaks and you are in very humid location then a whole house dehumidifier might be an option. I would start by putting humidity sensors all over the house and see what that shows. I have YoLink sensors in my house (I measure temperature and humidity in my house, in my garage freezer and I have water sensors under my dishwasher and in my laundry room).
We ran into a similar issue damaged shingles were causing small leaks and raising humidity, which led to mold starting to show up. I already spent on fixing shingles few times. But big storms they keep flying. It’s just a 5year old home, but poor quality of shingles it seems. At this point I am considering roof replacement outside of insurance, can’t deal with this anymore. Any advice?
I’m no expert but maybe it’s something a structural engineer would look at? I have had great experience hiring them because they don’t have any incentive to lie to you or sell you things.
This is in Texas Dallas area and we had some bad storms. We are just thinking it is roof, whom should we hire to identify the root cause. We anyway have to fix roof, but now worried what if that’s not the cause
