Tbh main reason not to buy a sub new is because you probably can't find the one you want. Rolex intentionally limits supply, and in turn you probably won't be able to get one from an AD without a strong 'purchase history' i.e. buying a bunch of watches you don't want so they'll let you buy the one you do
Does it have its papers. Is it serviced by Rolex. Of older is it a frankenwatch.
Why oh why pre owned sub? Get a brand new Grand Seiko Spring Drive diver for a similar price. Will make you stand out from the standard Rolex crowd
True value meaning you are getting much higher quality, all in-house whatever you want to prioritize for lower price. It’s JLC but more affordable
JLC Memovox Tribute to Deep Sea if we can get anything diver related.

If you can find a pre-owned with box and paper for less than retail, then go for it. Besides, not sure if you can even get a new one from AD, unless you are willing to pay above retail from grey.
