24, 5% down, Charlotte NC 1. Don’t get overly emotionally invested until you close and get the keys. Your ability to walk away is your biggest negotiating point. 2. Don’t buy a home that sits at the bottom of a hill or has poor drainage unless you like water damage and mold problems
Yeah, conventional financing only requires 3% and many credit unions will offer 0%. Yes you will likely have PMI but I’d rather pay $150/mo in PMI than wait to save 20% which home values rising at 3–6% a year. Since purchasing in 2016 my home has increased in value by $60,000 and I paid about $4,000 in PMI. Pretty good trade off if you ask me.
How r ya’ll affording homes with such high mortgages?.. No student loans?
I don’t live in the most glamorous neighborhood but I’m building wealth and the mortgage was more affordable than rent with a low down payment.

28, 25% down, mortgage is $2900ish + tax/insurance. LA. If it’s your first home get an ARM, you won’t be there for 7 years.

36, 5% down, $2500 mortgage plus $250 HOA in Boston
Dorchester. Family friend is mortgage broker and got us a deal with no pmi.
35. 3% down. $2100 mortgage. Household income of $375k. Minor commitment issues.
23, 20% down m, $1650 mortgage- Chicago
29, Western Pennsylvania, $400k house with $0 down and $15k closing costs. Wife is a physician so we got approved for a no PMI, $0 down loan at 4%. Doctors, vets, and sometimes lawyers get special bank loans.
Taxes are roughly $7300/year. Our mortgage fluctuates year over year to account for the escrow, but it's been between $2400 and $2600.
General advice - marry up. It's what I did and I plan to retire from consulting and be a stay at home dad in 2 years lol.
