Which rate, fee and payment combo would you choose and why?

1. 6.75% APR, $1k points, $3,849 P&I
2. 7.03% APR, -$2,763 credit, $3,949 P&I
3. 7.28% APR, -$7,272 credit, $4,050 P&I

Im leaning towards 3, as I assume I'll be able to refinance in 18-24 months to a decently lower rate, but the $200 difference would take nearly 4 years to break even. Could use that cash now for furnishing and some upgrades.

$8k in savings at closing (diff in points) funds over 3 years of the $200 monthly difference. #3 is a no brainer

But yes I’m also curious about the estimate as even 7.28% seems like a great rate right now.

I just opened a HELOC last month at prime + 0.25% and my opening rate was 8.75%. 800 credit score but HELOC does go up to 90% LTV on the property

Is prime for HELOC higher than prime for first time buyers? What are the best rates for first lien mortgages right now?

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.

Anyone in CA dealing with increased insurance costs on rental properties. AllState just increased my rates by 46% from last year. I had no claims what so ever. I am reading online that several other companies have raised their costs as well and wondering what others are seeing and if there is a preferred insurance provider for you.
