Will be moving out my current Primary single family home and convert it into a rental. How can collect rent as a llc? Do I need to move my title to a llc before I do that? I want to start a LLC as I plan to slowly build a real estate portfolio. Will I loose the benefits of selling the house and getting waived taxes on gains if I do that? As I lived here for 3+ years.

You need to have lived there for 2 of the past 5 years to claim it as a home (vs rental property). So if you plan to rent for the next 7 years, obviously it fails to meet that rule.
Many people have an LLC for each property they own, to limit liability.

2 of 5 rule also includes a pro ratio rule so that you can’t have a rental for 10 years and then move in for 2 and avoid all cap gains tax.

How do I move the property to a llc?

Youd have to sign and file a quitclaim. At this point your loan is in your name and to change that, you’d have to get a different loan, which you might not want to do with today’s interest rates.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation.
