When Trump was present I got a rate of 3.375% . I'm so happy I bought when I did, I feel really bad for anyone trying to purchase now. I have excellent credit and recently contacted my bank of 25 years for a home equity loan they offered me a super customer rate of 10.25%. No thanks, I'll pass on that

VOO. I predominantly use Schwab’s robo advisor and have consistently been 8% below S&P 500. (1) based on the historical performance of VOO, am I better off shifting all of my retirement and brokerage accounts to VOO? (2) how do I do that? How should I go about this? I am finishing up my second year of practice as a lawyer. I transitioned to plaintiffs pi work from a boutique commercial litigation firm. I like the work and not having to bill. The issue I am having is managing volume. I have about 150 active files some pre-lit and the rest are in litigation. Cases range in value from very small to low six figures. I also take the driver seat for the grunt work on the firms bigger cases which are at or near 7 figure value. I constantly feel (cont.)

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
