Am about to pull the trigger on a deposit for a new construction home in a new development. Other than keeping my options and upgrades in check, is there anything else to make sure of? Developer is reputable with good reviews in the area and home warranty is standard for area. Are there other questions I need to be asking?

He has applied fr the match last yr & was nt able to match. Match process costs around USD10k; this year he is applying again after borrowing funds frm different sources bt he is under tremendous pressure to get match. I grew up very poor. I get extreme anxiety and shame when I spend money above $20. Deep down I feel like I should scrounge and save every penny. I use bath towels that are 10 years old and threadbare cause I can't bring myself to buy a "luxury item" despite making oodles of money and have a ton saved and invested.

I'm early in my career, managed to save $30K to invest, and want to get my hands dirty with a rental property without too much risk (e.g. no HML/flipping).
