Need some advice here. I am a fullstack developer with 5 yoe in Angular and Python. My aim is to crack FAANG companies.Now I got an offer from HSBC in a credit risk model monitoring role using Python.It is close to a data engineer role.
My question is that will it be a good idea to shift from development role to a model monitoring role if I want to move to FAANG in the future?Or does FAANG not prefer people who are not in core development roles?Amazon Microsoft Google Adobe PwC EY Citi Barclays JPMorgan Chase

5.7% return per year on cash assuming no repairs. You are getting 70 basis points vs the risk free rate of 5% while the risk is more than 70 basis points, not a good deal
You could leverage that for a whole apartment building

If you had to buy it on a regular 80/20 loan, and it wouldn’t cash flow at that, it’s probably not a great deal.
A deal like that relies on significant appreciation in rents & home price to be worth it so unless you’ve found a super niche location where that is reality, it’s not a good deal.
As the others have said 5% is the free rate of return right now, and your COC return would be lower than that after factoring in maintenance, lawn care, snow removal, trash, or whatever else you can think of.
Not a good deal if you ask me.
This. Right now it doesn’t make sense to invest in real estate. You can make the same amount of money without the extra cost of a rental (maintenance, vacancy, repairs, etc.)
5.15% in CDs and the like right now. So anything above that which would make the extra hassle worthwhile
