Anyone else done a new construction build recently and can share ballpark on price/sqft that it cost (excluding land)? My builder is saying everything but lumber is up and all his builds are around $300/sqft right now and that seems high (realize this is just a ballpark and some builds may vary drastically). For reference, it’s a custom builder in the SE that specializes on luxury homes in the 4,500-7,000 sqft range

We signed the contract last year just around 230 sqft. Primary residence but, we are quite happy with the price.

I don't think that's high right now sadly

The low end is $190sqft, not including lot, utilities site prep, permits, and a budget home, in a low cost area PNW. I have a small home on 12 acres. I want a bigger house and building might be the only option. Utilities and lot can be as much as a house. I can get nice houses in South America with a lot for 100k and most of us would consider the house an upgrade. It blows my mind what it costs us to build a house.

Started at a big firm in July with high hopes- in the career path I wanted and I would be joining with other new grads.

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. I went under contract last fall for a new build that will be done later this year. In the contract the seller/builder included a clause that gave them the ability to change the price without cause anytime before the house is complete. This past week they invoked that clause to increase the price by like 7%, supposedly due to material costs. I can either agree to the increase or they return my deposit. My question: is that type of clause even legal? (Cont)

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
