Assuming I have time to find properties do I still need a realtor? What were main advantages for you of having one? Or how to best maximize the benefit of having one?

Let me put it this way, I just bought a house in an very high cost of living, extremely competitive market. The seller's agent was his nephew who had never sold a house before. His nephew (aka the agent) royally fucked the listing for over 20 days on the market in a market where stuff usually lasts for <24 hours. We came in with a reasonable offer and the seller's nephew advised him so poorly that the seller had to give up most of the stuff we conceded to get us back to the deal after we dropped our best and final offer.

I couldn't have navigated the process as clearly or gained as much ground on my own.

The seller pays the realtor fee so why not?

The seller’s contract with their realtor stipulates the % commission (usually 5-6% total to be split across the agents). If you don’t use a realtor, the seller’s agent can get the total commission.

Realtor or no - have a real estate attorney review the contract before you sign anything. Worth the money - saves you pain later on, especially if realtor turns out to be sketch. Avoid realtors that represent ‘both’ sides. It’s BS.

You don’t need one, but if going without, make sure you have a good real estate lawyer to review the docs and advise you where needed.

An investment related query. I'm drawing 1 lac/month salary currently and serving notice period with lwd-26-Aug. So, do I need to show all the investment proofs that I declared here as it's only been 5 months in the fiscal year and PPF of 1 lac would make the 5 month salary (5 lacs) non-taxable, right? The home leaked every time it rained, mold was found in the home & the LL failed to make repairs that resulted in me falling down a flight of stairs. My partner and I are in the process of buying a PHEV that qualifies for the full non-refundable federal tax credit. We will both owe taxes in excess of the current $7,500 cap (will see if that increases with the new budget bill). If we both own the car (i.e. both names on the title), how do we manage filing for the tax credit when filing separately? Do we just pick one of us to file? Is there guidance on splitting the credit across owners? Does it matter what order our names are on the title?
