One tactic I’ve used is to promote your listing on a 12 month lease price, then offer a discount for an 18 month lease. People like discounts!
18 month lease all day long. Get a tenant in. The alternative will wipe out a whole lot of upside.
I've been pleasantly surprised by how often tenants are happy to take a lease longer than a year; their interests may be same as yours. Anyway, trying is your best option, right?

Not sure I understand. Why don’t you just rent it for a year lease? Is it because you don’t want to rent it out starting in the winter?
