Hi 🐠, do any of you own real estate and rent them out to section 8 tenants? I’ve researched the pro/cons and pros seem to take it. What has your experience been?

Don’t have section 8 tenants but as with all rentals, there are good tenants and there are bad ones. Screen your tenants! Make them show proof of income (legitimate income), Do a background check, etc.

like

It’s guaranteed money. Recession proof. If they’re bad tenants or in breach of the lease you can report them (they will also report slum lords). It keeps everyone accountable. No cons!

Thx for the feedback. No I don’t have a skewed perspective on section 8 individuals. I was almost one myself growing up. I brought up drug dealing as a worst case scenario, since the properties I’m looking at are located in “hoods”

There is an opportunity that I’m currently interviewing for that is very interesting to me. I’m interviewing two other places but I’m not responding to LinkedIn emails for other positions. The other positions don’t interest me as much. On one hand I don’t want to waste time prepping for all positions and rather put that time only for the ones that I have going on, on the other hand I feel like what is that falls through. Wondering if I’m making the right choice

We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.

First house is currently valued at 900k (bought at 500k 7 years ago). We are considering a move to a LCOL city to try it out.

Should we rent it out for $3800/month to make money while keeping it as rental properties or sell it so we can buy a new home property and then invest the rest? Looks like getting financing for second home is pretty tough.

House is in Arlington VA if it matters.
