Not more than once a year if that.
Thanks
At least every 6 months to ensure that the tenants are keeping the place well and if there is any small little thing that needs fixing is taken care of right away instead of it becoming a bigger issue at a later date.
Thanks
You can offer to change the air filter as a means to do a scheduled inspection.
Yearly.
I have it written into the lease for quarterly inspections at my discretion.

I think once a year is fine. If people want to trash the place on move out, they will no matter what your inspection frequency is
Every 6 months for a quick walk through and opportunity to spot and fix things like water leaks they may let go.
I never do honestly, but usually there is some type of maintenance request each year that requires (or enables) me to meet a plumber or handyman at a property so I can take a look around. With a condo maybe such requests would be less frequent though.
I have tenants that pay on time every time. Regardless I go in quarterly to change the air filters. Gives me a quick visual of the inside of the home.
