In case it is helpful for others, I just learned that in NY, sellers typically want to see 10% in earnest money. Since I saw that the national average was somewhere between 1 and 5%, I thought it would be closer to 5% in NY, but NY is an outlier. We have equity in our current home (which would provide the bulk of down payment money) for more than 25% in down payment but we realized that we need to shore up our cash cushion a lot more if we want to buy a higher priced home.

You could use a HELOC and a conditional clause that you’d need to sell your home to buy the one with P&S agreement. However, it’s a tough market, I wouldn’t accept a buyer with that clause if I had clear other options. It might be better to list your place and have a longer closing period to allow time to find something new.

This is not necessarily true. I’ve bought multiple properties in NYS and never had to do this. Might be more common in NYC or Long Island, but certainly not the case for the majority of the state.

Sorry I should have clarified that it is in NYC and including Westchester. Not sure about outside of the metro NYC area. NY is a big state so I’m sure the practice is different in other parts of the state.

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. Went into a multi family property 50/50 with a relative against my gut. Things are going horrible. Need to get out. Best options? Buy him out? Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Please advise!
