If this is in regards to residential, I would say it’s all about location, schools, and layout. I personally wouldn’t look for a ready to move in house because most people change a lot in a property when they move in anyway to fit their preferences. So if the interior doesn’t look that nice, it’s can easy to fix, but it’s a lot harder to fix the whole layout, or fix a school system.

For investments, I care about overall population trend for the area, if the house I close to public transit, and if the property cash flows.

Around here, New England, it’s always been location first. Smallest house on cutest street biggest house on cutest street, historic neighborhood, whatever you can afford to get in. They are savvy around here that move in ready is just a flip or developer making a profit but there are good developments. High walk ability or good schools (both tough to get together) Efficient system over luxury fixtures. Seem to be worried about things they see on social media like old windows are scary but the originals are actually the best, fixed. Neutral paint. Parking, parking, parking. A place for a parent to share and live with or have that option. First floor bathroom 😂

It hasn’t changed. Price > Location > layout/size > condition

Their options are limited by how much they can afford. Their price point dictates the neighborhoods they can ideally purchase in. Then they look for homes that meet their needs. Condition (renovated/ unrenovated) and level of finish is personal preference.

The higher the price point, the less buyers you have and the more selective they will be.

Please read the question again. “What has changed” what about the conditions surrounding traditional construction? We are millions of homes behind on the new building schedule… not producing skilled laborers, materials relentless price hikes, labor deficit in construction, interest rates??? So do you think the consumer seeing this has not changed the strategy they will use to purchase? Thank you for your feedback

In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? Ok so I was carless -- I was assembling my new bed frame and one as I was grabbing one of the long parts; I set it vertically and my fan was on and hit the edge. I literally just moved in 5 days ago and I already scratched these pristine fans, I'm irate and I want to fix it.

I recently bought my 1st home in TX. I want to get into real estate and eventually own/rent out multiple homes. Are there any good recommendations/tips on books/articles/websites that others have used to get started?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!
