What's best:
1. Well-known Agency, worldwide offices, this would be for San Fran location with a team of 80 people, big brands, smaller role (Jr Art Director)
2. Mid-size Agency (80-100 people), Miami, good clients, experienced leaders coming from bigger companies, growing agency, bigger role (Art Director)
Btw this is my first ever contract job coming out of Grad school, have only ever freelanced. The salary is good for both! Would love any suggestion thank you!
Yeah. I’m Houston based and live in the Spring area. Where are you looking to buy?
Looking in spring and cypress area.
I’d consider looking elsewhere. You might be able to find something in the suburbs for that price or in places that are up and coming. But your rents won’t typically meet the 1% rule so likely hard to get a cash flowing property. Source: am in Houston.
With that said, if you find something, let me know! I’d love to be proven wrong and find some income producing property that’s local.
also, my mother lives in cypress and I don’t find it’s the best neighborhood and it’s also hard to find renters.

Are people moving to Houston? You should buy in Charlotte where it’s growing/people are moving to AND Honeywell’s headquarters is moving!
I bought my first investment property pre-market crazyness but I live in Houston. Had an awesome realtor who kind of knew all areas so I was open to any area for the right deal and rental ROI. He ended up finding me something that worked out in Katy AND got a tenant in there for me.
