Moved here from NYC about 5 years ago... I'd look at North Country towns (Rancho Bernardo, Poway, Carlsbad, San Marcos), unless you need to be in an office downtown everyday. Buying a house isn't cheap, but it's also relative. Still seems cheap compared to NYC. Happy to provide any other details I can including real estate agent referrals.
I think if walkable is really high on the list, you’ll want to look around North Park. The neighborhood is very friendly, lots of young families and ppl walking their dogs, mix of older homes and some newer condos, restaurants, fairly diverse. However I feel that it is not accessible at all for cars or for people visiting you…I basically refuse to go there for brunch because I’ll be looking for parking for 30 min lol. Mission Valley has a lot of newer developments now that are very family oriented and becoming more walkable.
We’ve lived in University City for the last 3 years and bought an older home from the 1970s that was newly renovated. I really like the neighborhood, very family friendly with kids and some older veterans / retirees, lots of parks nearby and good schools overall. Super conveniently located to everything including downtown / UTC mall and shops / La Jolla beaches (La Jolla shores is my fav for young kids) / north county activities (Legoland, Safari Park, botanical gardens) / Costco / I could go on - it is just a great location to everything in broader San Diego.
We just purchased a bigger house in Carmel Valley because my youngest is going to start elementary school soon. Carmel Valley / Solana Beach / Del Mar a great public school district and so housing has doubled in price out there in the last 2 years. We looked heavily in Carmel Valley, Del Sur and Rancho Penasquitos over the last 6 months

Been here 9 years and just bought a second house in Ranchos Penasquitos. Lot of older folks in RP but units are turning over fast.
Scripps Ranch is my favorite (just sold a house there). If you are East Asian or Indian, Scripps is the best. You are still close enough to the city.
For walkable/accessible cities, that would be North Park, La Jolla or Mission Hills. Much pricier!
For OP and M1 - how does that work if we don’t have a SD office? Is the plan to affiliate with the LA office?
Younger - Downtown, Mission Valley, North Park, Pacific Beach, Ocean Beach, La Jolla, Point Loma
More Affordable - North SD (Rancho Bernardo, 4S Ranch), Carlsbad, San Marcos, Escondido
Prices are up like crazy both renting and buying in SD but pre COVID being downtown was super convenient cause the airport is <10 minute Uber away
Wow. So I’m f*%ked then 😂. I was hoping that there were neighborhoods not close to downtown but still with desirable attributes - accessible / walkable, younger demographic, somewhat diverse, safe, active / fun etc?
How old are you? Big difference between late 20s, early 30s and anything 40s…
