Need y’all’s help and suggestions. I am an immigrant in the US and have always been on top of my credit score / payments. Earlier this year, I realized I have many credit cards. In order to make life simpler, I closed most of my accounts and kept 3 primary cards open. This month I applied for a credit card and it was denied despite an 800+ score. Reason given was the number of bank card trade lines opened in the last 24 months. I am shocked and also don’t understand what I have done wrong.

Haven’t run into this, usually it damages credit to both open and close lines regardless of standing (a fine grain point of stupidity in my opinion). Exactly how many did you open? I’m assuming you’re a “card hacker” and are point/sign up bonus maxing as many as possibly if flagged for this?

helpful

Odd ya idk why you’d be flagged then, seems strange

In my mind, now that I have fewer cards, I should have the ability to apply for more (if I want). How do I get past this situation? Is there anything I can dispute to get the trade lines off of my record. All accounts that I closed were in good standing and I closed them as they were from when I resided in another state and was no longer using them.

When did you open all those cards that you have now closed? If you opened them in the past 24 months than that’s your answer. Why do you need more than 3 cards anyway? If you need more credit, ask your existing cards to increase your limit.

Do any real estate lawyers out there know of/can direct me to a ROFO agreement to purchase commercial property? I’m working on one now (but using a ROFO to purchase equity interests as a basis) and would like to see what other people are doing. Finding a good one has been hard, as this kind of thing isn’t always required to be filed with the sec and every search I’ve done basically pulls up garbage. Also, are there any provisions you’d consider absolutely crucial from the owner’s side?

How do real estate lenders take cash flow into consideration? For example, typically I would probably only be approved for a $500k loan ($125k comp and $100k for down payment), but if I’m buying a multi-family home and planning to live in a unit and rent the others, will lenders approve a bigger loan?

How do you handle personal investments when married? For example, say you wanted to invest in riskier areas like Bitcoin, Ethereum, defi tokens, etc. Would you talk to your wife before every investment even if it’s time sensitive? Or do you have joint investment buckets where you decide together and then personal investment buckets where you invest on your own? Not married so not sure how this typically works

Seeking feedback on GAP insurance. I had a family member who purchased a car in June or July. They were in an accident last week and it sounds like the car will be declared a total loss. Never dealt with this before, so wanted to ask if anyone has ever had an instance where the insurance didn't cover the outstanding balance of the loan and the insured then owed money? Car was $35k, $7k down, finance $28k. Gap insurance is through lender, not auto insurer.

Need advice. Have some credit card debt that I’ve been working to pay off. Have made progress but want to lower it quickly. We have dual income, with a house (~$300k in equity), 1 kid and 1 on the way. I’ve looked into debt consolidation via HELOC but also have ~$80k in vested equity in my company that I haven’t touched. Get equity refreshes every year. Would it be smarter to cash out $15k-$20k of that to pay debt vs. a HELOC at ~5% given that will still require mthly payments

Have an acquaintance who is a single mom; she purchased a used car 3 mos ago. Six wks later her 17yo wrecked it, air bags deployed, and estimates have ranged between $10-$18k in needed repairs while $21k is still owed. Acquaintance was switching insurance policies and flubbed the coverage dates and there were a few days where the vehicle was uninsured. No GAP insurance. I'm not seeing many options for her besides to continue pmts, fixing just enough to drive or voluntary repo. Thoughts?

I have a LOT of credit card debt. It has just grown over time and I can’t find my way out. I’m considering debt consolidation, specifically a company called National Debt Relief which seems legit but I’m just so hesitant because I’m scared to make my situation worse. Or a personal loan to pay off all the CC debt and then have a smaller all in one payment. I’m intelligent and I work in finance, it’s so embarrassing. HELP.

My boyfriend and I make 200K combined and live in NJ. We have $1000 in monthly car payments combined. That’s all we owe. Our credit scores are in the 800s. We have 50K to put down on a home. We have done the math and I know we can afford much more but he doesn’t want to buy more than a 400K home. I’m almost positive we can afford 500K and be more than ok. But then he starts to talk about how much kids cost and how we will be house poor and we won’t be able to afford kids. 🤔 Am I insane??
