Question about what to do next. I’ve maxed out everything—401k, HSA, IRA, backdoor Roth 401k. My bills are all paid. I’ll probably make about 16,500 more this year to do stuff with (ie money that isn’t going to taxes or insurance or anything). What should I do with it? Crypto? Set it on fire? Get a hair transplant?

Brokerage Account- Start a dividend portfolio. SCHD or DGRO. I am assuming you have a lot of exposure to VTI and VOO (Fire funds).
Set it and forget it. Rinse and repeat every October. :)

Don’t do dividends in a brokerage, that will be a tax drag. Look for VTI or small cap companies and set and forget

Dividend portfolio should go in tax advantaged accounts

I totally agree with crypto. If you have extra why not potentially risking it for insane gains.

I’d put some cash in the bank just so you have it, maybe buy stuff you want, then invest the rest. I’m a real eatste person, so I’d put it in property, but you won’t really have enough immediately to put a down payment down on a commercial property. And likely won’t have the time to put an investment group together. There are a lot of great REITs out there you could look at, though.

It sounds like financially you should be pretty well set. You could spend it on things like a nice vacation, gifts for friends or family, or donations to charity

$530k HHI, $250k cash on hand, $1.2M investments/retirement. Plan to buy $800-900k house as our first home, but thinking of the best approach given rates today. My thinking is that we (i) put $200k+ down and get a 5/1 ARM. (ii) put everything we save moving forward toward paying down the principal (after maximizing retirement accounts). Should be able to do $100k per year. (iii) If rates go down below 4.5ish % for 15 year fixed, refinance and stop aggressive payment. Thoughts on this approach?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

I don't want to stop funding the brokerage because my FIRE plan is less numbers based than "hoard like dragon until it's enough" but maybe I should... How would you optimize?

I’m maxing out my 401K, traditional IRA and HSA this year and paying for some house improvements. I have about $750K total investments and very close to $2M net worth, but realize that I am behind on investments if I want to do FIRE. I was focused on paying off huge chunks of my mortgage and managed to whittle it down to $75K left. Would you suggest I go ahead and pay that off this year? Or pause and do a mega back door roth instead? I’m mid 40s. Thanks!
