You have two questions here that are very different.
As a landlord I wouldn’t necessarily rent to a self-employed person unless they had significant assets or their job was risk-free. If you’re a freelance photographer just starting out - higher risk. Ultimately, renters have a lot more power than landlords in this city and eviction is terribly difficult, so a landlord would be gambling on you.
As for your tenant insurance, your best options are to get quotes from multiple brokers/direct writers:
- Sonnet is underwritten by Economical
- Westland is an MGA and sells their own policies through guardian
- another person posted about SquareOne, they underwrite on behalf of MFI
Would also suggest checking with Co-Operators. They usually have decent policies. That being said, would need to understand your comment about being burned. If you have serious claims/poor history with high losses, you’re likely looking at expensive policy coverage for a while - that’ll be the case regardless of who you go with until you’re out of “insurance jail”

MD1 presumably you’re American because apart from AllState all others do not offer residential insurance in BC. Further Liberty Mutual only offers commercial risks, Geico is not in Canada at all, and State Farm is only in AB, ON, and the maritimes.
