I went thru a broker (push from my realtor). He compared a few preferred lenders and gave me this option. I could have got a better deal if I would have waited for few more days.
The lender is CMG financing but they sold my loan to servicemac within first month.
I am checking with few of my friends who got a better deal (5.5%) but it could just be timing too .
January 2024----Got a 5.62% with 25% down. Better mortgage offered me 5.25% with a 12K buy down
I used NVR Mortgage. This is for new construction tied to Ryan homes. But Better Mortgage (www.better.com) also gave me a good rate with buy down.

Use a broker if you can. But your rate shouldn't vary more than a quarter of a point from lender to lender on the same loan. Consider buying down if the monthly PMT is more important.
Check out citizens bank. In early December 6.125 7 year arm with half a point credit.
