2) I can rent out for ~$400/month positive cash flow
3) vacancy rate is low as it’s in a desirable part of Chicago downtown
4) interest rate is 2.5% 30yr fixed (27 years left)

Can you help me understand why? Because I was thinking the equity can be put towards an index fund. And yes, if we rent I’d have to go out and get a bigger loan (upsizing) at the higher rate

how much of the loan is being paid down each year? Probably like $10k? Consider that growth in equity in your comparison as well along with any assumptions around price appreciation.

Stay in the place a little longer,  use the home equity as a down payment to buy another rental property. Once the interests rates stabilise a bit in a year or so, then reconsider your options. The interest on your line of equity is tax deductible in Canada (not sure about US) if the funds are invested in real estate investment or stock market (invested outside tax sheltered accounts).

If you do want to rent it out right away, run the numbers including factoring in repairs, vacancy.
In Canada, they suggest to get the property appraised before converting it from primary home to a rental, so when time comes to sell it you wouldn’t pay capital gain tax on the entire amount. Again I don’t know if this applies in the US or not. I am not an accountant or tax advisor, so verify the rules for your state.

Given the interest you have on it, rent .

Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense. Thoughts on buying pre-construction homes in markets that are popping and flipping selling them when construction is complete?

My uncle does this (he’s a realtor) and usually gets 2-3x return. Obviously there is huge risk because property prices can change a lot in 1-2 years, but at the same time the upside is hard to ignore.
