10 year old home in NJ. My buyers realtor tells me there is no sellers disclosure. Why would the seller or their agent not create a sellers disclosure?

Probably either lazy/ not the og owner / hiding something. Get an inspection

the only acceptable reason i can think of would be something like it being an estate sale, where the seller simply doesn’t know the history of the house.

How did you get up the courage to invest? I max out the annual allowable contribution amount for my 401K, but otherwise I’ve got everything in savings. I have no debt, just a bunch of excess cash I’m too scared to do anything with. I know this is irrational - I’m above the FDIC-insured amount and I’m also losing value to inflation. I’d like to get to a position where I have maybe 14 months’ expenses in cash and the rest in investments (probably low-fee index funds).

Tricky part is I’m still quite young and this wouldn’t be my lifelong/family home. Have also considered buying in less metropolitan areas and renting them out for passive income. Curious if anyone’s gone through this process before and have thoughts ?

I have over 12 years in B2B sales/sales management experience along with a graduate degree. I am wanting to shift gears and I am at a point where I can invest time in myself to learn through practical experience. The new industry I am wanting to pursue is real estate investment. I have read all the books but want some hands on experience on the property management side. How could I best leverage my skills for a role in this, and what should my expectations be for negotiation in compensation?

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

Household income - 300k

FYI: we have over 100K in cash to down payment.

Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. However, with todays prices and interest, will it make more sense to rent out our current home and rent a home ourselves vs. selling and buying immediately when we move? We are moving from Vegas to Sacramento and we are not sure how long we would stay in the new area. Thoughts?

Please help! Do these fees look within normal range or are they too high? I am especially concerned about the title company fees!
