1st time landlord. I got my rental property on market and received an application from an attorney who is moving to my city. Great income, credit score and history but the start date is after 2 months. Do I say no to him and keep looking for a renter who can start early? Or is it appropriate to keep his application as backup and keep looking for an earlier renter and let him know to keep looking too? WWYD?

Any tenant is likely to have a 2-4 week wait. You should have been looking for tenants before the home was available. At this point you have to judge if you think another acceptable tenant will show up in the next 3 weeks. You could contact the attorney and tell them that you want to go with them but that you can’t wait the extra month. Ask if they could move in earlier or pay half rent for a month for you to hold it that long.

Or compromise and tell him you need to fill the unit sooner. You can keep his application if you don’t find someone or he can start his lease one month early.

It's a professional move and an evidence to prove you contacted the client.

With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then.
