It’s likely far more valuable as a duplex than as two individual units.
It may also be a pain to split up the deed.

I’m hoping these last 2 major projects are the last 2 then this can be more of a passive situation for 10ish years. I appreciate you talking this through, it really helped me realize that I have a lot to lose and I’m in a very lucky position right now.

Why sell one unit. Sell the whole house at that point.

If you were to move out of the second side, would the property cashflow based on your current mortgage? If so, by how much? How does what you’ve been paying monthly for the mortgage compare to rent values in the area?
I get that you would still need to live somewhere, but if the duplex cashflows nicely with both sides occupied, perhaps renting a room or apartment for the next 6 to 24 months might get you back on your feet financially.
