Maybe this could be done for purchasing materials or paying a GC for renovations, but I don’t know of any lenders that allow the use of a credit card toward the downpayment on a purchase. Pretty sure that isn’t allowed under current banking regulations. You can however use a line of credit toward a down payment if you qualify to cover the additional debt.

This is gonna sound stupid, but I’m honest - I can’t do math. Calculating a tip is as advanced as I get. Thank god for excel formulas and a math savvy husband. At the end of the day, I pay all the bills (I know- but I’m more organized) and make double his salary, what low stress effort (on my limited math capacity brain) can I do to increase wealth?

Currently I work for a small company that does the construction of small cell utility poles and roof top sites for the major cell carriers like VZW, T-mobile, AT&T and so on. I am a project coordinator but I do everything under the sun. Created project tracker. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. In process of buying a house, both my surveyor and specialist damp contractor found damp under kitchen tiles (In the grout) & in skirting boards and up one wall. Sellers had work done initially in 2014 on the wall only(with garuntee) & their company has visited and assured there is no damp… what is next best course of action, get another damp specialist to examine independently of other reports? I don’t trust them….. (U.K. Victorian terrace, damp is in the kitchen extension built circa. 15 y/o)
