Given a builder incentive of $20,000 for our new construction, we have the flexibility to allocate it towards either the loan or other purposes.
Option 1 involves utilizing the amount to cover 12 months of Homeowners Association (HOA) fees.
Option 2 entails reducing the loan amount by the same sum.
Which option would be more advantageous?

Well, option 2 allows you to pay less interest.

Option 2

LOAN. This is an EASY decision. That is a force multiplier for the rest of your life

Source: compound interest math

Assuming you can get a better return then your loan interest rate choose Option 1 - pay your savings with the HoA fee saved.
This way you have the money in hand and not tied up in the loan.

Yes and it depends on your risk profile and what you are comfortable with, but just as a though

S&P 500 average annualized return since its inception in 1928 through Dec. 31, 2022, is 9.82%.
average annualized return since adopting 500 stocks into the index in 1957 through Dec. 31, 2022, is 10.15%.

Mortgage rates aren’t that different when I use 20k builder incentives. If I use them for loan than for remaining I have to pay out of pocket.

Your HOA a fees are $20k/year?

Nope it’s 8k but I can split the amount and allocate to other taxes.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.
