If it’s a under construction building it may take time for possession and hence save money in between that
But now a days.. few Developers are offering free Pre-Emi as the developer will pay the interest(pre emi) until possession.
i am assuming that you know there is also registration fees at ~6.5% of sale value.
also, total emi for both personal & homeloan (for 3yrs & 20yrs tenure respectively) will be ~1.4L monthly.
also, you need to take that personal loan first, which will reflect in your home loan inquiry, which may reduce your loan eligibilty significantly.
did you do due diligence like khata property etc?
also check area 1Cr seems cheap.

what is your marital situation? married single?
if married wife working?
wife in hand salary?
kid situation ? kid yearly school expenses?
