I’m familiar with the area, HOA fees seem fair. The area is good. I’d probably inquire about the ability to rent it out long term and short term even if it’s not your current plan. It’s generally a good area for employment, not sure how Intel layoff impacted the area. If you put a Murphy bed in the living room it would be a decent setup for a single person or short term rental, thinking business travelers. Lots of tech contractors in the area looking for cheap rent. Ground level is ideal, 3rd story up steps impacts reselling. I can’t speak to price. The house I bought in 2015 is up over 100% in that area. You’ll get to write off PMI, interest paid, points paid on loan, the prepaid taxes. Only red flag I see is time on the market. 148 days, so I wouldn’t offer full price. Appreciation will likely be tied to employment trends at Nike/Intel.

Rental restrictions in the HOA covenants would be my first concern.

Second would be identifying what market rents / competition look like in the area.

Also curious how this will save you taxes? Are you doing a 1031 exchange?

This isn’t going to offset any taxes unless you are doing an exchange.

Buying a property come with more tax load on your assets so how are you planning to offset taxes??

Cross-posting: Im trying to flip a new build - long story, but have had certain circumstances come up and can't keep the home - but I'm now competing with the builder because they have homes still being built in the neighborhood (there is nothing against me selling it). They have started offering added incentives and low balling due to market conditions. What do I have and what can I do to sell mine? Or should I give up and just rent it out and wait? Any advice appreciated.

Parents are deciding between moving to WVirginia vs Virginia at retirement to be closer to us based in fairfax (ideally be at 1 hour driving distance). They currently in the mid west but WVirginia appeals to them because of low taxes, low cost of living. We are also poc so appreciate some diversity.

I accepted a new offer and put in my notice this week and my company provided a counteroffer. The offer is lower than my new offer but I know it’s the best they can do. Financially I do need the money but I’m also tempted to stay because my current team is so great. I am working on a project to built OKR and KPI software for performance prediction. The tool that helps companies track KPIs and predicts business performance using these KPIs. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Unwise to offer no appraisal contingency? Going to offer above asking price on a house with multiple bids. Realtor suggested potentially foregoing appraisal contingency to show we’re committed to closing. We have a lot of cash but wouldn’t it be a red flag if the house doesn’t appraise for the full value? I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.

Ok so I was carless -- I was assembling my new bed frame and one as I was grabbing one of the long parts; I set it vertically and my fan was on and hit the edge. I literally just moved in 5 days ago and I already scratched these pristine fans, I'm irate and I want to fix it.
Is there any kind of paint. or is there a way to polish it so it doesn't look as bad :(
