They have started offering added incentives and low balling due to market conditions. What do I have and what can I do to sell mine? Or should I give up and just rent it out and wait? I accepted a new offer and put in my notice this week and my company provided a counteroffer. The offer is lower than my new offer but I know it’s the best they can do. Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

Unwise to offer no appraisal contingency? Going to offer above asking price on a house with multiple bids. Realtor suggested potentially foregoing appraisal contingency to show we’re committed to closing. We have a lot of cash but wouldn’t it be a red flag if the house doesn’t appraise for the full value? I see two crowds these days. One thinks housing market will crash. The other thinks housing market will soar.

The contrarian in me makes me think this is a decent indication that housing market will stagnate (or increase minimally) for a few years.

As a general rules, I feel like the majority cannot foresee a crash/surge coming. The prevalence of such expectations would hamper the pre-conditions necessary for such a dramatic change.
