Is a commitment letter from the bank necessary? While I've already received a pre-approval letter, the agent is emphasizing the importance of a commitment letter. My understanding is that a commitment letter can be advantageous in a competitive market but isn't obligatory. My hesitancy stems from the potential impact on my credit score with another hard inquiry. I plan to purchase a house in the next 6 months to a year. TIA

IME, not necessary until your offer is accepted, but I wasn't in a cutthroat market.

We were told the same thing and ended up getting the commitment letter. We purchased our home in a super competitive market and they weren’t even accepting offers without them.

I just left my pre-seed startup that was running out of cash (we made $100,000 in revenue this year, and sunk $1m in costs). I was making $40,000 as a developer (plus 20k stock options at $1/share per year) and they refused to pay me any more money. I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home

We were saving for 3 years before Covid and had to use a solid chunk to take care of ourselves and our families during quarantine.
