Is my logic sound?: I’ve been allocating safer medium growth /medium dividend stocks in my Roth IRA given that it grows tax free.
Taxable brokerage is utilized for high growth (small & big tech.) where there is no dividend concern and can take advantage of tax harvesting should positions be sold at a loss

Not quite.

- I wouldn't invest in dividend stocks at all. Tax inefficient. Even if taxes aren't an issue (like in a Roth IRA), you're wasting space holding these there instead of something better like broad market indexes. Dividend funds almost always underperform major indexes like VTI in the long run.

- Your Roth IRA is where your highest growth assets should be since it'll be tax free. Why would you want medium growth dividend funds here.

- If you're dabbling in riskier investments like individual tech stocks, there's no guarantee they'll actually go up in the long run, so having those in a taxable account is fine so you can get the deduction in case of having to sell at a loss.

- If you don't know what you're doing (aka 99% of people), put the majority of your investments into broad market indexes (and some bonds when you're close to retirement).

Has anyone ever heard of this type of real estate private equity fund structure:

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
-Ability for the Sponsor/Fund to invest directly, indirectly and in equity, debt, Pref, etc.
To me this seems extremely cumbersome and would require multiple classes of (cont’d)

Mortgage rates already crossed 5% but the home prices not showing any signs of cooling down!! Any historical indicators where we may be headed 🤔

My fiancé and I (ages 30 and 31) are about to buy a house. We would put down 10% for a 835k purchase price. Our combined income is $265k. We both have around 7-10k left in emergency funds (each) and combined about 200k for retirement. Our mortgage is $4,500 a month and we split a car payment for $800. Needs some ideas for scenario planning optimizations! Currently have a model to predict conversions given media spend, I can adjust spend up and down to create different budget scenarios and send to model to get respective conversions. Thoughts?

New strat folks.
1. Buy a condo complex.
2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)

26 y/o and a total investment newbie.

I have $100k from an annuity invested with Schwab and managed by a brokerage firm. My parents set me all up with this when I got access to the funds at age 21. So I’m not sure of the complete breakdown other than the fact that it’s diversified according to my tolerance for risk
