New to real estate investing and wondering if this is a good deal… purchased an investment property about a year ago on an interest only loan and they had a 1 year prepayment penalty. Now that my year is up, I’m looking to refinance into a 30 year and pull some cash out to put into another property.. just need advice on these numbers.
Currently paying a little under $1k at about 8% with the IO loan. This numbers are based on a 65% LTV cash out refinance

I have my Mortgage Loan Origination License and I used to run a team at Quicken before coming over to JPMC…those numbers don’t look right 😂 9100 is pretty high

DSCR, cash-out, investment property…?Honestly, this sounds about right. All of those factors individually add big adjustments to cost of rate outside of LTV. Cash-outs just got a lot more expensive too with certain lenders as of 2023.

I have started working from jul2019 and I have filed my tax return for 2020 and 2021 tax years.


However I note that there was withholding of some amount in 2017-2018 and 2019 tax years ( withholding from comission received from insurance commission from lic and United india)

I’ve always been a big saver minimum 15% to maxing out my 401k since I graduated college. I’m married to someone who thinks 6% is enough and likes $$$ cars. Other than the cars, they dont really spend money. For the married 🐠, how do you have the conversation with them that what they are doing isn’t enough? Guilt and shame about working in a legal position for years where, instead of using my law degree (was supposed to do legal work per the job posting), I served as a personal assistant to my boss/did nothing for maybe half the time. With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. We are scared it will bite us back at some point, although COVID helped w/ remote working being a new norm. The project will be done 2024, so I hope to have a more relax job by then.
