The county where I want to buy has a conforming loan limit of $1.089M but I want to buy a place that’s around $950k. I’ve had 2 banks (Wells Fargo and Citi) that have told me that they can still offer a jumbo loan (jumbo rates are significantly lower) in that price range while Chase told me I would have to take a conforming loan. Has anyone heard of banks getting around these loan limits?

Wells & Citi likely have a portfolio loan that they can do at that loan amount without issue whereas Chase doesn't want to do that sot hey are giving you conventional and jumbo options only.

I am trying to justify house buying in HCOL city. The house cost is minimum 1.4m .monthly mortgage would be at least 7k(with just around 2k principal) rest goes to either int,tax. I just left my pre-seed startup that was running out of cash (we made $100,000 in revenue this year, and sunk $1m in costs). I was making $40,000 as a developer (plus 20k stock options at $1/share per year) and they refused to pay me any more money. I have 17,000 vested stock options, total number of shares at the time of my contract was 4million. How do you get good at thinking on your feet? I find I always need time to think and analyse before being able to answer client queries (even those that are considered simple by others). I don't want to rush and get it wrong. I avoid phone calls for this reason which isn't great when you're in the service industry so it's starting to impact my career.
