Prices can’t stay stagnant in an environment where rates are going up as they are. Is there anyone who doesn’t think there will be some price correction (downward)? I don’t understand the impulse to buy right now.

Pros… You will (probably) see a 15-20% correction. The 2021-22 price rise was too sharp to sustain for long term. Having said this sellers now have come to a belief that like their neighbors, they too can make money with higher interest rates. So the price correction will be delayed. First they deny, then ignore and then come to terms with reality. Lesser competition to buy.

Cons: You may have to wait longer for prices to come down (slower than it went up). Pay higher interest in short term 5 yrs (refinance later), Work with lesser options to choose. Many seller will pull-back and play the waiting game. People who have a life stage need to downscale will be the first… followed by multi house owners … followed by rest to list houses. Builders are already slowing.

Help me save the day: have a massive excel file (600k rows) with duplicate records (column a, b and c are duplicate, not a duplicate if a and b are the same though). How can I filter for just these records? If it didn’t crash excel I could concat into one column, Conditional format for duplicates, and sort by color. What’s a work around?

Need some advice! I live in Boise which is supposedly the most overvalued real estate market in the country right now. Bought my first home 2 years ago for 400k and it's now worth ~725k. Looking at homes in other western cities everywhere seems incredibly overpriced as well.

I plan to use the proceeds to pay off student loans and save the additional for a large down payment. Is it best to try and race interest rates and find a home or just sit on the big lump of cash and rent for a year?

I am looking for an investment property and reached out to a realtor and had a couple of conversations with them and they have sent me the listings and I told them to start scheduling viewings and told them my availability this weekend with the houses I like. They said they would schedule something but I haven't heard back and it is now Sunday evening. I didn't follow up because I got busy, but is it a sign to change the realtor? Just did a cash out refi on a investment property for 3.99%. With rates so low now, I’m considering doing another “traditional” refi at 2.9% does this work with such a short Turn around time from closing the previous one?

My realtor looked at a unit for me, and shared the video w me. I’m interested. The unit is on MLS. Then he posted on his IG story seeking buyer. I’m kinda annoyed because now I may have competitions since he is my realtor OR should I be ok for him to do that since it’s equal playing field on MLS?

I have access to $600k in interest-only (~3%) funds from parent's line of credit. Trying to optimize allocation. I'm closing on a $540k house in TX, looking to Airbnb it for $3k+ a month.
