Need some advice! I live in Boise which is supposedly the most overvalued real estate market in the country right now. Bought my first home 2 years ago for 400k and it's now worth ~725k. Looking at homes in other western cities everywhere seems incredibly overpriced as well.

I plan to use the proceeds to pay off student loans and save the additional for a large down payment. Is it best to try and race interest rates and find a home or just sit on the big lump of cash and rent for a year?

To add, we also don't know where we really want to live for sure, which makes it even harder to consider spending 8-900k on a home in an uncertain market with no definitive place we want to live.

Move to Arkansas, buy a BBH (big butt house aka mansion) for 500k and save the rest for rainy days/retirement

We’re in a Charlotte suburb and things have slowed a bit, although still crazy. We bought a 3600 sq ft place for 380k in 2019. We’d likely get 600+ if we sold now, and would probably only be active on the market for 72 hours.

You can always move to northeast. Less people moving there

How do you guys psychologically handle slow periods? I'm in capital markets so the ups and downs are quite extreme. I was in tears a month ago because I couldn't handle giving up every evening and every weekend for two or three months straight; now I have a couple of hours of work a day I'm dragging out. My colleagues tell me to ask for work and make people know I'm available but also to chill out because I should know there's another cycle of endless work coming up, but I find it so difficult!

Put house on the market at what realtor thinks is a fair value. So far (only five showings) everyone likes the house but says it’s too expensive given updates they’d want to make (they don’t say what but I’m guessing updating the bathrooms as example). Question about tenants.. I have this inherited tenant who I am 90% sure are involved in some type of drugs scheme. The parents recently passed and they called each other “fiancée” and the adult daughter and her “fiancée” want to rent on their own.
