Thoughts on switching between healthcare provider consulting and life science/pharma consultant

I’m looking for assistance on building your own portfolio in my traditional 401K. I’ve been reading that it’s important to choose funds with low expense ratios. Also, that it is recommended to have at least one US stock, international stock , and bond. I am 24yo so ideally, I’d want to allocate 90%-100% to stocks and 0%-10% to the bond. Any other things I should be looking at?

I went from making $70k the last 7 years to now started a new job a month ago making $130k plus $10k bonus every year, and $60k in RSUs. I have $70k in my 401k and around $50k in savings. Want to get out of the Silicon Valley which has been home my whole life and buy in TX or AZ a ~$400k house. I am currently renting and my lease is not up until October 2021, however I found a good deal on a home and scheduled to close in June 2021.

After the final interview, HR reached out and said they would like to extend an offer. HR gave a ball park of 135k - 145k base with about 15k in sign-on equity and 20k annual bonus.

After a couple of days, HR person came back with with 125k base and 20k annual bonus. No sign-on equity anymore. What should I do given that these numbers seem way lower than the initial range provided? HR claimed it’s because of “market conditions”.
