The best programs in my portfolio for ITIN require a 20% down. With any mortgage product, the higher, the risk level, the more initial equity will be required.

How does one tell their boss (owner of the company) that you are burnt out? The sheer volume of work is exhausting and I haven’t taken a true vacation as we are a small company so if something urgent comes to my email I feel like I must respond. I am in a tech IC position. One of friends switched to FAANG by converting the profile to consultant profile. The friend who might have less tech knowledge than me is now in FAANG and earning more. If the end goal would be that the friend might one day be a product manager and me an engineering manager taking instructions from the same friend, isn't consultant profile an easier path to growth. I had been practising DSA for years and the competition is only ever growing.

How do married folks manage finances ..keep them separate or everything common? Have heard married people splitting rent and stuff and not sure I fully understand how common are situations like that.

Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Feedback needed. Given the current influx of interest rates and looming economic decline. Is it wise to purchase two new rental properties one a fixer upper in a thriving town, and the other needs minor fixes in a growing community. Both prop may have tenants that have had rental payments delinquencies in the past…. Part of the agreement is to remove all tenants.

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

Accounts in forbearance, even administrative forbearance, are calculated at a higher monthly payment by the underwriter.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.
