Working on a memo of sorts to discuss potential issues with buying a property we are currently leasing in Michigan with environmental concerns. I am having trouble structuring my thoughts? I went through the lease and pulled out the important sections such as the purchase option portion and environmental liability and have analyzed them. I want to make sure I am doing a good job, any advice anyone that has dealt with something similar can provide

I would start with listing environmental concerns and go from there. I would expand each issue by explaining any relevant law/regulation and potential ways to address in the agreement.

Agree with A1. Don’t forget to look at specific agency rules. For ex, EGLE. Also if you are in Michigan your library likely has John Cameron’s book on Real Property (print only). His book is always a good place to start. A quick read of a few sections might help you with issue spotting.

Good, sound substantive advice from Atty 1 & Assoc 1. Please allow me to give you some client management advice to go along with that.

Keep your memo short. No one wants to read the next great treatise on Environmental Law. Pepper the memo with headings and subheadings. It will not only facilitate your client’s digestion of your advice, but it will allow them to go back easily and pull out the most relevant portions to feed to his/her colleagues.

Finally, if the memo is longer than three pages, consider an “Executive Summary” to accompany your memo. The ES should follow the outline format of your memo but should omit all statutory and case references, and be no longer than 1 page. This is not a law school paper; it’s a roadmap of issues for your client to consider.

My company uses ADP for retirement. It has a contribution allocation for just 401k and roth 401k. If I wanted to contribute to a traditional IRA does it need to be through ADP and if so how is that done?

Hi all, I am trying to DCA bi-weekly into Vanguard ETFs, (VO, VTI etc). It seems like Fidelity does not support auto buying of non-Fidelity ETFs. So I was wondering which of these options you think is best?

1. Open a Vanguard Invest account
2. Look for Fidelity ETFs that are similar to Vanguard ETFs
3. Use smaller brokerages like SoFi l, Robinhood etc.

VOO. I predominantly use Schwab’s robo advisor and have consistently been 8% below S&P 500. (1) based on the historical performance of VOO, am I better off shifting all of my retirement and brokerage accounts to VOO? (2) how do I do that? How should I go about this? -One LLC, so only one PPM
-Multiple investors that can be onboarded anytime
-Multiple investments that investors can determine whether or not they want to invest in
-One K-1 per investor based on their investments and income
