Anticipating extra $850/month for 6 months. What would be the best use of the money when already have a fully funded emergency fund, already maxing out Roth IRA, already maxing out 401k, and do not have an HSA option. Short term (1-3yr) goal is to buy a new home for growing family and use current home as a rental. Play it safe and add extra money to down payment or DCA into index fund or invest in current home repairs/upgrades to prepare for rental...other options?

My investing strategy is just to DCA into an S&P 500 index fund and keep buying and holding. If I understand correctly, the sole disadvantage this has compared to a tax sheltered retirement account is that the quarterly dividends will be taxed? But even so, they’ll be taxed at a lower qualified dividend rate since I’m automatically reinvesting those dividends.
