Any thoughts on the interest rates or house prices could go down in last quarter this year? I am planning on buying a house in Houston but confused if I should wait for the prices to go down.

The prices are awful, I'll wait for the interest to go down. Good luck with your purchase

Als, in Houston. I'm choosing to start looking while rates are high because I don't want to be priced out of the city. When rates go down prices will go up and Houston is growing quickly. It's not ideal, but choosing to refinance later as opposed to being forced to buy further out later.

Is QEF inclusion dividend or not? Sometimes, I see QEF inclusion reported on Line 11i and sometimes on Line 6a. I think we can rely on Sec. 1293(c) but I think it’s not foolproof. Name the most ridiculous micro-managing by partners that you experience.

I’ll go first: MP told me that on initial emails, I am always to start with “Hello [name],” but after the initial email, I am not to address her by name again in the same thread. Initial greeting can only be “Hello [name] ” because just first name is too brisk and a “Hi [name]” is too informal. Had a 5 minute, in depth conversation as to why she prefers it this way…

Need some advice. During May of 2021 an operations manager and an hourly Hr employee started a relationship while the ops manager was married. We had supervisors give us pictures of those two kissing at workFast forward they are now engaged and getting married. The HR worker does not work here anymore since July 2021. Is it too late to investigate the ops manager for misconduct ? The ops manager has worked here for 15 years and is super valuable, the operation literally can not run without him.

Any recommendation for best brokers / banks for jumbo mortgage rates? NY metro area. Was quoted ~5.6% last week from Guaranteed Rate, but not sure if they’re brokering or lending themselves. If the former, I’d think I could find better rate going direct to lender.

With interest rates between 6.5% and 7.5%, it is safe to say that buyers are slowing down in their search.

I am a real estate agent who is in the process of closing on her first home. We offered $15k under list and asked for closing costs to be paid for. Granted, this is in a very small rural town; however, just know... If you have been looking for a home for the last 2 years and have not had great luck, now is the time to take advantage of the changing market. You can refi when rates drop.

Anyone here willing to connect/talk about buying a house in Toronto. Would really appreciate it. I am just overwhelmed thinking about it and not taking any action.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
