Some people really hate them, but you should base your decision on the best terms for you. Get quotes from multiple mortgage professionals - at least 3 - get referrals from people who have recently bought homes in your area or from your Realtor. It will not hurt your credit if you get all your quotes within 7 days.

Educate yourself on PMI, it varies per loan. Sometimes it is pre-paid, it may be mandatory for a fixed number of years even if you pay down your balance early. Sometimes you can drop PMI with just a letter. Compare origination fees and who is actually paying “costs” - is the bank covering them in APR%, origination fee, or are they rolled into your loan.

I’m considering building up my I bonds to eventually replace my 6 month expenses emergency savings account. Any downsides I’m not considering? If I slowly ramp up and ladder, I can partially withdraw any amount if I need to after a year. Even with lower inflation in the future, I’m guessing it’s going to beat a savings account yield. Thoughts?

I posted about it on my Instagram HerMillennialMoney if you want to learn my tips and tricks with the care.

I'm planning a wedding and wondering if I should apply for new credit cards to maximize on points. If so, wondering what your recommendations are and or if there are new cards out there I haven't heard of yet. For context I probably have another 20k+ in expenses to pay still and my current cards are:

CSP
Marriott Bonvoy Boundless
Citi double cash

I'm from Baltimore, and lately, we have had a crazy buying spree, I mean I have sold the same property 2 times in less than 2 weeks, and the person who bought it immediately put it on the market and made an average of $25k in less than 5 days. Many reports show that investing in Baltimore and Philadelphia is the future, I don't doubt it. What is the fastest you have ever resold a property?

I’ve put myself up for L4 promo this cycle. Assuming I get it, what would be the best next steps to optimize for long-term growth/TC?

My understanding is that L5->L6 is extremely painful at
Google. It may be easier to leave for a handful of years and gain managerial experience before returning.

L4->L5 is less challenging; however, I’m under the impression I can do this quicker at another company (if I leave after being freshly promo’d) AND get higher TC.

Would like some thoughts on a 2-br NYC condo my husband and I are considering. $250K HHI (no kids). No loans or debts, both have newish cars fully paid off.

Offer would be for $725K, with 10 percent down. 30yr mortgage @5%. We would need to include closing costs in the mortgage, to keep about $10k liquid. Monthly costs will be about $5k.

This unit is special, very rare (we’ve rented in the area for 10 yrs and know the local market well). Should we go for it?

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
