Do we observe a holiday on 1st November?
Hi Everyone! I have been working in Salesforce for about a year now. But I am not enjoying my work as it's mainly on backend. I have been wanting to move to Web Dev. But someone suggested that like if I like frontend I should try LWC instead as I'm already into Salesforce. So I'm quite confused which way should I go. Facebook? Girl, no. Zillow rental list it and only take tours after they’ve submitted applications or verified ID. You can do the whole thing, tour, app, credit and criminal check, and lease signing through website. And if you’re a first time landlord, they first few listings and process are free.

Conceal carry, have pepper spray, receive applications prior to showing, bring a friend, do not go in if something feels off, etc
People who conceal carry cease avoiding dangerous situations. This is why conceal carry holders are 400% more likely to be victims of assault
This post is a perfect example. If she carries, she will feel safe going to the showing. If she didn’t, she would likely figure out a way to hire a property manager. If she’s carrying, she’s encouraging herself to go into a dangerous situation
Some brokers will get it rented for you for a fee, usually equivalent to one month’s rent or 1/2 of one month’s rent. You could hire out just the leasing part to avoid the concerns you express, plus you’ll likely get a market lease agreement out of it rather than creating one yourself. You’ll still do the monthly and ongoing property management, but you’ll get the benefit of a professional renting up your first tenant
I do this. I try for long-term tenants. It becomes less effective if you rent it to students.
Bring other people
I also schedule an open house and confirm several viewings at the same time. You don’t end up alone and it builds interest because it looks like a lot of people showed up and are interested in the vacancy.
I do the same thing. I'll often be working on the house while I host the open house so I'm not sitting there waiting for people to show up. Out of every 10 people who say they want a viewing, only 4 will actually show up so have something to keep you busy.
I also screen the conversation before booking a timeslot and ask them to
1) tell me about yourself
2) how many people will be living here?
3) Do you have any pets?
4) are all adults employed?
If the profile seems fake, don’t message back. I’d look for leads via Zillow or other housing sites rather than fb. Schedule all of the showings at once and have a friend with you
I have them submit the application (using zillow rental manager), prior to confirming the tour. Also I offer a few slots for everyone to come do the tour (like 1 hr slots, one Saturday one Sunday). That way there will be many people, and I don't waste my time on many showings of one offs.
Receive applications and fees up front prior to showing; ask a friend to come along; use something like Zillow or apartments.com. Every time I’ve used FB for rentals the people have been extremely sketch or just out and out scammers.
For FB just send a video tour and if they are still interested then request full application with any platform
