Asheville is growing and dramatically raising prices in itself and nearby towns. TBH everything seems way over priced but it's probably the new normal and unlikely to crash anytime soon.
Agreed! I was just there a few months ago and the prices were still insane. Boone/Blowing Rock is also overpriced right now. Prices near Lake Lure may come down soon because they’re about to do major redredging or something like that and it will require the lake levels to be so low for several months a year as to be unusable, apparently. And the work will take several years. (At least that was the scuttlebutt when I was there.)
NC mountain property is really well marketed nationwide, so prices are higher due to the increased demand from that marketing. If you cross over into VA it is more affordable, less touristy and just as nice. We had a family cabin on Claytor Lake near Roanoke for many years. Let me know if you want a referral to a good local Realtor.
