Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

I don't want to stop funding the brokerage because my FIRE plan is less numbers based than "hoard like dragon until it's enough" but maybe I should... How would you optimize?

I am 29F and earning 13LPA. I have been working for 4 years of which 3.5 years I had very low pay and close to 0 savings. I have been able to save 6L now.

I recently tried quitting everything last Sunday, with drew all last week and then relapsed Friday, Saturday and Sunday worst withdrawals I ever had (cold sweats, shaking, wasn’t sure I would survive). I live alone so the isolation with the pandemic has extremely escalated my usage to the point of about a bottle of a day on weekdays

1 week sober! Over the last 12 years (I’m early 30s) I’ve reached this point just a handful of times. Alcohol is deeply intertwined into my social life much like everyone’s is I imagine. Feeling clear minded and energized. Want to stay clean for my own mental and physical health and for the benefit of my wife and children. How much is 2k a month for a house payment? What size loan would I be able to get?

Looking to buy my first house- Would it be a bit of a stretch to buy a house with a mortgage of 2.7k when I take in 3.4k bi weekly?

Any recommendation for best brokers / banks for jumbo mortgage rates? NY metro area. Was quoted ~5.6% last week from Guaranteed Rate, but not sure if they’re brokering or lending themselves. If the former, I’d think I could find better rate going direct to lender.

I’m really discouraged. My after tax / after 401k contributions etc. take home pay is $6,500 monthly. I have $60,000 in savings / stocks for a down payment but even looking at a $550,000 home, my monthly payment would be about $3,400 from the calculators I’ve been using. Is that too high?

So discouraged that houses where I live are about 50% higher than what they were 2 years ago, and now interest rates are around 5.25% for my credit score. This is like a 1750 sq foot home
