If I have 100% in stocks, largely 2 big tech companies. Should I diversify in other stocks or sell some and invest in real estate downpayment.(would need to sell 15% for downpayment). Not expecting a lot of real estate appreciation in the area I am, but will improve my livability, building an asset, etc.
(I currently own another house which is far off from my office and hence not convenient, I will rent out, the above numbers are for current Stocks Concentration)

Diversification isn’t a bad idea, especially if you’re overconcentrated on a few specific stocks.

But make sure you properly understand the costs of the house.

Keep everything in the 2 tech stocks. That sounds like a good idea magnificent 7 is at all time highs and everything else is dragging

You have the potential to either greatly outperform the market or greatly under perfom it.

I generally have the sentiment to take gains, especially when your target return is met. You do have a target return rate, right?

+1 regarding the risk. Maybe think about a trailing stop limit

First 2 years for CSR is about to be over, and I’m looking at the value of the card against the annual fee. Combined with my other cards (Chase Freedom Unlimited & Flex) and deducting the $300 travel fee, the net benefit is $76. Is that enough to justify keeping the card? Due to a family situation we are looking to move to a different state. Normally we would sell our current home and buy a new home in our new location. Our appraisal came through exactly as the offer price we put. Apparently by lenders 3rd party. Isnt that a bit fishy? If it came in lower our contract has the option to negotiate a bit with seller. Is lender just trying to push this along faster? I'm pretty sure in this crazy market the home is not valued at what we offered. Why would seller put a much lower asking price then? Make no sense.
